Modular and Passive House two-family completed in Fort Greene
Think! worked with Assembly OSM, an innovative fabricator of modular building components, on the design of this mixed-use building in Fort Greene. The building, which consists of two duplex apartments and a ground floor community space, was developed as proof of concept of OSM’s technical approach to factory constructed housing. Think! designed the building exterior, installed in-situ, to harmonize with the other structures in the Historic District and received unanimous and enthusiastic approval from the NYC Landmarks Commission. The building also received Passive House certification.
The building has a conventional ground floor construction, while the upper two residential floors are made up of eight modules. The passive house thermal envelope included the residential lobby and corridor on the ground floor and the two modular floors above. The proprietary modular structure chassis was separated from the exterior and from the conventional ground floor construction by a thick layer of continuous insulation while the cladding attachment system was designed to minimize thermal bridging, and triple glazed windows were used throughout.
